From plan to permit in NT

Buying a plan is the first step, not the last. Here is the sequence most Northern Territory projects follow.

  1. 1Buy your plan and download the full set
  2. 2Check whether your site is in a Tier 1 or Tier 2 building control area
  3. 3Engage a local designer to adapt the plan, including cyclone-region requirements if applicable
  4. 4Obtain structural engineering (including tie-downs for cyclonic areas) and a soil report
  5. 5Engage an NT registered building certifier for the building permit and occupancy certification

What catches people out in NT

Darwin, Lake Bennett and Alice Springs are Tier 1 areas where full certification is standard. Tier 2 areas outside these require fewer permits.

Cyclone season runs November to May, and coastal areas up to about 50km inland carry specific NCC wind provisions.

Occupancy certification must be obtained from your registered building certifier.
