From plan to permit in WA
Buying a plan is the first step, not the last. Here is the sequence most Western Australia projects follow.

- 2Engage a local designer to adapt the plan to your lot and local planning scheme
- 3Obtain structural engineering, a soil report and a NatHERS assessment
- 4Choose your pathway: BA1 requires a Certificate of Design Compliance from a registered building surveyor before lodgement; BA2 is lodged directly with the permit authority
- 5Lodge with your local government
What catches people out in WA
BA2 (uncertified) is only available for Class 1a and Class 10 buildings, meaning houses and structures like garages and sheds.
Timeframes differ: a certified BA1 is generally decided in 10 business days, an uncertified BA2 in 25.
Planning approval may be required separately before the building permit.
